SEP’s fourth real estate portfolio, Real Estate Portfolio IV (“REP IV”) was formed in July 2018. The family has committed $8,150,000 to this fund by 45 investors.
The portfolio contains three underlying investments:
40% – Harrison VII
40% – Griffis IV
20% – Harrison European II
Griffis IV
Griffis Residential was founded in 2004 by Ian Griffis and David Birnbaum to invest private equity capital primarily into the multifamily real estate market. The manager has a focused investment mandate, acquiring underperforming apartments and leveraging their operational capabilities to increase operating income and property values. Unlike other funds, income is a significant component of the overall return and rent payments from properties have historically resulted in 50% of the pro forma return profile. One of the key features of this approach is to create value independent of market cycles by leveraging the expertise and scale of their asset management group to mute the downside exposure of their funds.
Harrison Street VII
Harrison Street invests in focused real estate segments through relatively small sized deals. We are participating in Harrison Street’s seventh Fund. The real estate professionals running the fund have extensive experience, and their approach to business is very focused. Like their previous funds, Fund VII specifically targets student and senior housing, self-storage facilities and medical office buildings, all in partnership with experienced local developers. Harrison Street has become an industry leader in these areas. With carefully selected locations, current demographic trends should ensure continued high demand for these projects.
Harrison European Fund II
We are participating in Harrison Street’s second European Fund. The real estate professionals running the fund have extensive experience, and their approach to business is very focused. Like the U.S. Funds, this fund focuses on student housing in developed European countries where there are significant supply constraints for students interested in off campus housing.
